Minimum Rental Periods

The standard lease in Belgium runs for a period of nine years and is often referred to as a 3-6-9 lease. This is because the base rent can only increase at the beginning of each 3 year period. You must give at least a 3 months’ notice to terminate the agreement. The termination fee can be from 1-3 months’ rent depending on which year of the agreement you are in. After 3 years there is penalty provided you give adequate notice.

Required Documents for Signing a Lease

Typical documents required to sign a lease are a valid passport and proof of employment.

Standard Security Deposit

The security deposit is equivalent to 2-3 months’ rent.

Local Norm for Returning the Security Deposit

The security deposit is returned after completion of inventory, inspection of outstanding refurbishments, and cleaning.

Outstanding payments for utilities, water, electricity, and repairs will be deducted if necessary.

Rental Commission

Should you utilize the services of a real estate agent to help you in your search, agencies usually collect rental commission equal to 1 months’ rent.

Payment of Rental Commission

The agent’s rental commission is typically paid by the landlord.

Accepted Method of Payment

Wire transfers are the preferred method of payment.


Local Requirements

Residency Requirements

When moving to Belgium you may want or need to establish residency. Requirements may include a work and residence permit as well as declaration of arrival.

Obtaining a Driver’s License


A new registration can be processed or exchange for a Belgian driver’s license based on the issuing country of the original driver’s license.

Additional Notes

It is recommended that non EU citizens obtain an international driver’s license prior to arrival. The original home country license should be valid for at least 18 months after arrival in Belgium.


Opening a Bank Account

Required Documents

In order to open a bank account, you may be asked for:

• Valid passport or ID
• Valid residence in home country
• Copy of Belgium work contract
